Family-Owned, Family Run Communities
Donald and his wife Bonnie began working in the manufactured home business in 1965. As the industry evolved over the decades, so did their company.
Currently, they own and operate three land lease communities in New Hampshire. Barrington Estates is a family park that first broke ground in 1972. Situated on fifty acres, there are seventy-nine lots that make up this family community. The second community is Cocheco River Estates, a 150 site park located on Route 11 in Rochester. This is a 55+ park with an active clubhouse and heated in ground pool. Construction began in 1984 and we have minimal availability as our residents tend to stay and live out their retirement years. Addison Estates, also in Rochester, is our second 55+ community, and also our newest project. Construction began on this twenty-five site park in 2009. Each of these homes features an attached two car garage and is centrally located to many city conveniences.
Toy’s Manufactured Housing, Inc. is still a family run business, which means you get personalized service from real people. We want our residents to be happy and we go the extra mile to make sure they are satisfied.
Here are a few testimonials from our residents:
“My husband and I purchased a home from The Toy’s in 1972. We lived in Barrington Estates for 40 years until we moved to Cocheco River Estates in 2012 after winning the lottery! It really is a family run business. I knew Dawn Ellen Toy when she was just a little girl and now, all grown up; she’s running the sales office alongside her parents. A 44 year history speaks for itself!”

“I’ve known The Toy’s for 36 years. I purchased a home in Barrington Estates in 1980. After relocating over the years, I moved to Cocheco River Estates in 2004. My wife and I enjoy the many gatherings at the community clubhouse and I highly recommend this neighborhood. I can honestly say that I am proud of where we live.”

“We looked for a community for 3 years. When we found Cocheco River Estates, we knew this was the place we wanted to live. I love being a part of a community where there is always something to do!”
~Anna Chick (Resident for 7 years)
“We wanted to downsize and had a list of requirements; a 55+ community, a pool, an exercise room, a billiard room, and an active community. After a 2 year search, we found our home in Cocheco River Estates. It’s close enough for our children and grandchildren to visit, we’re close to Frisbee Memorial Hospital and it is really centrally located to everything we need. There is a community spirit here that makes it the perfect place for us.”
